How do I pay my rent?

WJD Management does not accept checks, money orders or cash, so you must choose one of two ways to pay your rent electronically. If you select the ACH method, you can authorize WJD to access your bank account and withdraw your rental payments automatically every month. If you elect to use Paylease, you can schedule your rental payments to be sent automatically from your bank account to WJD every month. There is a nominal monthly fee to use Paylease, there is no cost to use ACH.

When is rent due?

Your monthly rental payments must be received no later than close of business on the first day of every month, even if it falls on a weekend or a holiday. If your rent has not been received by close of business on the third day of the month, a late penalty will be assessed.

Can I paint, mount a TV on the wall or do improvements/changes to the property?

Painting or any structural modifications to the property are not permitted without written permission from the homeowner. Should you paint or modify the property in any manner without permission, you will be charged for the cost of restoring the home to its original condition.

I am thinking of getting a pet, what do I have to do?

Contact either of our leasing coordinators to determine if the homeowner will permit this. If so, you will be required to sign a lease addendum referencing the pet and pay an additional security deposit.

What do I do if something breaks?

You must immediately submit a Maintenance Request from our website as we cannot take this information over the phone. Be as detailed as possible about the problem so that we can determine who to send to fix it.

What if I’m the one who broke it?

Do not try to fix it yourself! Immediately submit a Maintenance Request from our website and be as detailed about the problem as possible. You will however be responsible for the cost of the repair.

What if it’s an emergency?

Emergencies as defined in your Tenant Handbook© pdf typically involve water-related issues. Be sure that you are aware of the location of the main water shut-off valve in your home as noted in your Property Condition Report. In the event of an emergency, call the office and leave a detailed message in the emergency mailbox. You will then be contacted by our on-call staff.

How can I break my lease?

Excepting a job or military transfer, there are no provisions for breaking your lease. If you feel that you must do this, please contact the office for further information.

I am thinking of moving at the end of my lease. How do I give my notice?

Just send a brief email to either of our leasing coordinators stating that you will not be extending your lease beyond its current term. Be sure to do this a minimum of 60 days in advance of the termination date.

When do I get my security deposit back?

Your lease requires that your security deposit be refunded within 45 days from the date that it ends. Providing you have submitted all of the required receipts for the various move-out requirements and no damage has been noted on our final inspection, we can typically refund your deposit within three weeks. If damage has been noted and we must obtain cost estimates to repair it or if all of the required receipts have not been provided, it may take the full 45 days.
